Services

What we take on — and what we do not.

We represent people, not developments. If a project needs a crowd and a balloon arch, we are the wrong firm.

01

Private purchase

Search, shortlist, viewing notes, offer strategy, and coordination with lawyers and banks. Most files close in 6–10 weeks once the brief is stable.

02

Discreet sale

Photography, a truthful brochure, a named list of buyers, and staged viewings. We do not put every home on a portal on day one.

03

Investment hold

Yield, vacancy, service charges, and exit liquidity. Marcus keeps a small book so advice stays specific, not generic.

04

Relocation

School maps, temporary lets, furniture timelines, and the first two weeks after landing. Built for families moving city or country.

05

Off-plan review

Contract clauses, delivery risk, and a walk of comparable completed stock. We will say no to a launch if the numbers do not hold.

06

Aftercare

Handover snagging, management introductions, and a yearly check-in if you want the file kept warm for a future move.

Fees

Simple, written down.

Buyer advisory is quoted before we start, usually a flat professional fee or a stated percentage on completion. Seller mandates follow local practice and are confirmed in a one-page appointment.

There are no “marketing packages” sold on the side. If a cost is necessary — survey, translation, extra photography — you will see it first.
